Architectural and engineering services

We execute our special courses and actions in the most professional way to achieve the desired result and outcome, which drives our identity and success. We are a group of problem solvers, who combine human ingenuity, experience, and technology innovation to deliver a sustained result and outcome. 
Our capabilities are multifunctional and comprise the preparation of designs (architectural and structural), the preparation of structural calculations by the applicable codes and regulations, the application of our finite element computer program to analyze these structures, earthquake and cyclone analysis to embark upon a safe design, preparation of architectural and structural drawings including electrical, plumbing, sewer and foundation drawings, masterplans, the fabrication of prefabricated houses and structures,      

 

EXPERTISE

expertiseOur experience in timber prefabrication dates back to 1986 when our senior technical advisor started the design of long-span wooden bridges and complicated space frame structures (3-D structures). In the year 2000 he joined the company bringing with him all his worldwide design and build experience and became our senior technical advisor. A very special field is our vast knowledge of designing cyclone-rated structures and our detailed knowledge of building over water. In 2014 we were proudly announced as the foremost wooden prefab house company in Indonesia, based on over 100 wooden prefab models designed and engineered by us to choose from including our vast technical worldwide experience dealing with cyclones, earthquakes, and overwater building. A FEW EXAMPLES OF OUR COMMITMENTS  

Use of hardwood
Our prefabricated units and structures are made of tropical hardwood, either Bangkirai or Camphor wood. Bankirai is mainly used for the lower parts of a unit or structure. The reason is that termites attack from below (natural grade) since they live underground. We use Bangkirai hardwood because this wood species is pretty well termite-resistant, however, it is expensive. One wood species in Indonesia resembles Bangkirai but is not termite resistant at all but is far cheaper than Bangkirai. It happens that Bangkirai is replaced or mixed with this type of wood. A client will not see the difference, until after a few years when termites have consumed part or the whole of the wood.
Our commitment: We never replace Bangkirai or any other type of tropical hardwood with a cheaper but inferior type of wood.            

Use of stainless steel fixtures
We use stainless steel for our fixtures, either grade 304 or grade 316. The difference between the two grades is that grade 304 may stain somewhat over time. Grade 316 will remain clean and uncorroded during its lifetime. The main issue here is the price. Grade 304 costs less than half the price compared to grade 316. A client will normally choose the grade he wants to use, often based on his available budget. If the choice is grade 316, it will be easy to replace this with grade 304, without the client knowing since there is no visual difference between newly used fixtures, until a few years have passed whereas the 304 grade starts staining.
Our commitment: We never replace stainless steel grade 316  with the cheaper but lower-quality stainless steel grade 304.

Design issues
A few years ago we designed a 2-story unit for a client from XXXXX (intentionally not mentioned)  The unit was used as a bar and restaurant and was flattened by Hurricane Irma in September 2017. The owner requested us to design a new but similar style unit, this time much more focused on hurricane resistance when compared to the previous one.  We succeeded in doing that. There was one serious issue. The owner insisted on having a balcony railing on the second floor with wide open triangles, as was also done for the old unit. This did not comply with the local codes and regulations, since small children could easily fall through the wide-open triangles. We proposed a railing following the codes whereas the intermediate distance of the balusters should not be greater than a sphere of 10 cm to pass. The owner was not interested as this would cost extra and did not allow us to do this to show on the drawings. To this end, we filed a complaint and asked the owner to sign a disclaimer to waive our responsibilities for any accident occurring in the future. The result was that the owner terminated the design agreement with us. Except for a small deposit paid in the early stages of the project a full payment was never made for our work.
