USE OF MATERIALS PER BUILD OPTION

MATERIAL SPECIFICATIONS

In this paragraph you will find an overview of our 4 main material build options that we offer for our tropical wooden prefab homes broken down per prefab part.

The material specifications shown in this paragraph are only valid for standard use under normal environmental conditions and do not include a cyclone-rated material upgrade. To identify this you need to use our interactive price list which can be downloaded after you have enquired about it. You may fill in the inquiry form < here >.

NOTE FOR LUMBUNGS: The material specifications for the lumbungs differ from our standard wooden house material specifications as shown below. The Lumbung specifications can also be different between themselves. You may fill in our < contact form > and contact us for a material description of the lumbung(s) of your choice.

Continue reading about the wood species that we use and the termite protection measures, or jump to the < build options >

Our build options are based on the commercial availability of legally felled Indonesian tropical hardwoods. The main hardwood species that are commercially available and used for the prefabrication of wooden houses are Bangkirai, Camphor, Merbau, Teak, and Ulin, and, to a lesser extent, Sonokeling. We mainly use Bangkirai and Camphor tropical hardwoods because Merbau and Teak are far more expensive, Ulin is subject to export restrictions, and Sonokeling is available only in very limited quantities.
We normally divide a wooden house into two parts: the part of the house below the ground floor and the part of the house above the ground floor.
The reason is twofold. Although we aim to provide a crawl space with a minimum height of approximately 80 cm (2.6 ft) below the ground floor, it can be difficult to access such a space and carry out regular inspections to determine whether termites are present. Such inspections are important for detecting termite activity at an early stage, particularly because subterranean termites can easily enter a building from the surrounding soil.
We therefore consider the area below the ground floor to be an important protective zone and recommend providing it with the highest level of timber durability available within our build options. For this purpose, we use Grade “A” Bangkirai heartwood (*), which has a high level of natural durability and documented resistance to termite attack. However, natural termite resistance should not be regarded as an absolute guarantee against termite attacks. Our standard use of wood for the Basic and Standard build option is Grade "B" hardwood. In order to comply with the aim to prevail on the highest level of termite protection we advise replacing Grade "B" with Grade "A" wood

(*) Refer to < termite proof >

The second reason is that significant costs can be saved. By using naturally durable Bangkirai heartwood in the areas considered most vulnerable to termite entry and by incorporating appropriate inspection and protection measures, the risk of termite damage to the timber structure can be reduced significantly.
Less expensive timber, such as Camphor, or Bangkirai containing a proportion of sapwood, may therefore be used for certain parts of the construction under our Grade “B” classification, provided that appropriate protective measures and regular inspections are carried out. The precise durability of Camphor can vary according to the species and timber source, and it should therefore not be regarded as equivalent to Bangkirai heartwood.
In this way, early signs of termite activity affecting the timber above the floor can be detected and appropriate measures can be taken before significant damage occurs.
Even timber supplied as 100% heartwood may contain a certain proportion of sapwood. Sapwood is generally less naturally durable than the heartwood and can be more susceptible to biological attack, including termites. It should therefore receive appropriate protection wherever it is exposed or used in areas vulnerable to termite attack.

13. STEEL FIXTURES

♠  BASIC OPTION
Galvanized threaded steel rods with galvanized nuts and washers. Upgrade to stainless steel is possible.

♠  STANDARD OPTION, PREMIUM OPTION AND SUPERIOR OPTION
In the past we recommended stainless steel grade 316 for all the wood connection fixtures for the Premium and Superior build option and grade 304 for the Standard build option. However,  due to the current exceptional price increase for grade 316 we decided not to use this grade any longer and replace this with grade 304 for all of our build options, except for the Basic build option. The use of grade 304 is a cheaper option and as safe and as strong as grade 316 when used in structures, be it that grade 304 will stain a bit over time, in particular close to open sea areas. Nonethelessm and on specific request by the client, we will use grade 316 (against a variation order).
