APPROXIMATE LEAD TIME FOR THE PREFABRICATION OF OUR WOODEN HOUSES
The lead time needs to be divided into 2 sections:
1. DESIGN & DRAFTING WORKS
Preparation of the design and drawings
1.1 Design and drawings available from our database: No lead time
1.2 Modifications to our standard design and drawings: Lead time in accordance with time spend
1.3 Designs and drawings made from scrap: Lead time in accordance with time spend
2. PRE-FABRICATION
Purchase and selection of materials
2.1 All boards, part of the project, to be kiln dried: Lead time 7 weeks (*)
2.3 Pre-fabrication of all wood parts and sections: Time in weeks = 0.06 x 4.33 x square meters of the unit (**)
(*) It is possible to kiln dry the boards during the course of the design works, available time permitted. This will reduce the overall lead time
(**) This formula can only be applied for 1 unit. A reduction parameter will be used for more than 1 identical unit
Example calculation 1: total floor area 150 m2, new design:
Design + drawings: 8 weeks
Kiln drying: 7 weeks (during the design phase)
Pre-fabrication of unit: 0.06 x 4.33 x 150 = 38 weeks
Total: 8 + 38 = 46 weeks, or about 11 calendar months (*)
Example calculation 2: total floor area 50 m2, design from data base
Kiln drying: 7 weeks
Pre-fabrication of unit: 0.06 x 4.33 x 50 = 13 weeks
Total: 7 + 13 = 20 weeks, or almost 5 months(*)
Our pre-fabrication time may seem higher than compared to other suppliers, the reason being that we only want to build a limited number of units per year, giving us ample time to employ a detailed daily quality control. In addition, our structures are for a high degree handmade by highly skilled and bespoke Balinese carpenters, working for the company for more than 20 years.
NOTE: Bali is "the island of the Gods" and has many sudden and unexpected religious ceremonies which may last from one day up to one or two weeks. During these ceremonies employees will not show up for work. Our lead time does not have a built-in allowance to deal with these days off, as such our lead times are approximate.
